The Ground Lease Model Project 1 will deliver new social, affordable, specialist disability and market housing at sites across Flemington, Brighton and Prahran. In a first of its kind for social housing in Australia, Homes Victoria has partnered with community housing and private sector to deliver 1,110 new homes. The project delivered as a Public Private Partnership by ProjectCo will see public land leased to the not-for-profit project company who will finance, design, construct and manage the sites for 40 years, before handing all dwellings back to Homes Victoria.

North Projects was commissioned to provide Project Lead services as both Independent Reviewer and Sub-Independent Reviewer, overseeing the delivery phase in accordance with the Independent Reviewer Deed of Appointment. In this capacity, North ensures rigorous oversight, transparent certification, and alignment with contractual and technical requirements throughout project execution. North are thrilled to be partnering with Tetris Capital and Homes Victoria on this very important social housing project.
